Awesome Time (2013-12-02 18:53:36)

By Leroy Larsen (Ontario, California USA): We just wanted to let you know what a wonderful time our family had and how nice the house was. It was better than would could of imagined and wished for, very nice and truly luxurious, even better than the pictures on the web site, which are awesome, and the kitchen had everything we needed for breakfast and dinner. The location was absolutely perfect, right on the beach and pier, with a view that is spectacular. Downtown Balboa was just wonderful. The bike rentals were just a minute away, and the boat rentals were just around the corner, and we had our own private harbor cruise that was just awesome at sunset, and were able to bring our own refreshments and snacks which made it so nice. We will definitely do this again, and have told everyone about it. Checking in and out was just too easy. You guys made my wife’s birthday absolutely perfect and a vacation that we’ll always remember and cherish. Thank you so much

My seven friends and I had the privilege to stay at the Balboa Peninsula location for a full weekend at the beginning of May. Before we got there, the HelloRelaxation team demonstrated great service and made the renting process convenient and easy. The house itself was amazing with an amazing ocean view from the second floor, clean, and accessorized. The location is prime - there were restaurants, pubs, a shopping center, and all the sun you can ask for. Before we got there we thought the price was a little expensive, but after the weekend we realized that it was worth every penny. This place is straight up amazing. I Will definitely go back in the future.

The house itself was amazing with an amazing ocean view from the second floor, clean, and accessorized. The location is prime - there were restaurants, pubs, a shopping center, and all the sun you can ask for. Before we got there we thought the price was a little expensive, but after the weekend we realized that it was worth every penny. This place is straight up amazing. Prime location, good customer service (2014-01-20 22:08:36)

We enjoyed 3 nights in this upstairs condo. The living/dining/kitchen area was light and open with gorgeous views of the ocean, pier, and sunsets across the green expanse of grass. Two of the 3 bedrooms had less light and were basic and small, but the master bedroom was lighter and larger with it's own balcony overlooking the alley behind. There were some issues with a broken toilet, blender, and coffeemaker and we couldn't get the gas fireplace to work, but I'm guessing these issues will be fixed quickly. The management service for this unit was very responsive and usually answered questions by email within the hour. We had planned to BBQ, but the grill provided is not propane/gas-owered and we didn't want to mess with buying briquets. This is a prime location as there are at least 6 restaurants within 1/2 block of this unit. We wondered if there might be problems with rowdy groups at night, but even on a holiday weekend, it was very quiet. Overall, we were very pleased and would stay here again.

Needs Stocking Up (2014-04-10 08:14:03)

The location is perfect - would stay again for that reason. BUT the unit was very poorly equipped and is in desperate need of providing the advertised supplies. We were a party of six. The linens and towels were minimal with barely enough for all. The kitchen was lacking many basic necessities from dish towels (none), only 5 coffee cups, 3 wine glasses, a mishmash of dishes, one large knife, no serving bowls, etc. The coffee table lay broken in the corner of the room, the toilets were leaking, the master bedroom window covering was missing pieces along with several other reported maintenance issues. This said I was told by management to go ahead a purchase what we needed and I would be reimbursed. Not something I would want to do on holiday. Follow up after leaving - I have been assured fixes are being completed and offered a few free nights of future stay. I would recommend this place IF the upgrading is completed to meet the standards advertised.

Perfect Location Next to Balboa Pier (2014-10-09 22:51:54)

If you want the perfect location this is the place to stay! We loved being steps away from the park that is full of grass, steps away from a playground, steps away from the beach, steps away from the pier, and one step away from the boardwalk. Not to mention you are a block away from the bay and dock and near many restaurants and shops. The views from the deck can’t be beat. It also was not noisy at night being on the boardwalk. We were wondering if it would be, but where it’s near the end of the commercial part of the boardwalk, I think that helped. The inside is spacious. We had five adults and three kids and everyone had a bed as we used the extra mattresses that were stored in the master closet. The living room/kitchen area is very open and has been updated. The kitchen has everything you need so you can cook if you choose. The living room has a nice couch and a nice flat screen TV. Two of the three bedrooms have been updated and one of the bathrooms. The master bedroom and master bath aren’t quite as nice as the rest of the condo but they are fine. There is a garage that can fit two midsize cars. Parking is a bit difficult in Newport so be prepared to pay for parking for any extra cars or to search for a free parking spot in the area. We recommend families with or without kids to stay here. It really has everything to offer for those that want to stay on the boardwalk.

Fun for the whole family! (2014-12-11 21:52:18)

The house was the perfect location! Only a short walk to the beach and close to lots of restaurants and things to do! We played on the beach, went to the ocean museum, and walked around the boardwalk. No need for the car, which was great since we had kids and would have to pack them in every time. This spot made it easy for us just to walk out the door and do lots! We had adults and kids and we had an amazing experience. The house was large enough for us and had all the basics like dishes and linens etc. We loved our stay and are looking forward to making it an annual family trip!

My family of 7 had a great time in Balboa at this property! It was sapcious enough and the view was breathtaking. The only piece of advice is to bring some extra towels and cooking utensils. Great time at the beach. 4.5 stars

Okay, could have been so much better (2015-02-03 17:21:32)

Here is my families review of this house where we stayed Jan 16 - 17, 2015: PROS Location: perfect location, a sidewalk away from a nice park, Balboa Pier and the ocean. Also close to bike rentals, food, Balboa Ferry, etc. Location couldn't have been better! You rent the upstairs apartment with the owners living below. Came with a washer & dryer which was nice. Garage: It was nice to have an enclosed garage to park the car off the street and for the bikes we rented. Very tight space though since the garage is divided in half for the owners cars and belongings. Larger SUV's might not fit (we had Nissan Murano and it was tight exiting car.) Spacious: There was plenty of room to gather in the kitchen / living room area with a great view of the park, pier and beach areas. Bedrooms were of a decent size and the two bathrooms were okay. CONS Beds: The beds were the worst I have ever slept in! Several of us had back pain for up to a week afterwards. My wife slept on the floor in the master bedroom closet! Bed in master bedroom felt like it peaked in the middle and I would roll off during the night. Bedding/towels: were old, outdated and cheap. Carpet: Carpet was old and dirty and had not been vacuumed before we got there. Several throw rugs had stains all over them Toiletries: I was surprised the unit didn't supply soap, toilet paper, shampoo, paper towels, etc. Maybe I was expecting a hotel room-like experience. There were some small amounts of the above items in the unit--must have been from previous tenants so bring your own. Dishes: dishes in cupboards and the silverware were dirty. We had to wash everything before we used it. Toaster was broken. There were utensils/pots available but we didn't bother cooking much while there. Ambiance: house rules stipulate that the owners live below and therefore NO loud parties or behavior which didn't bother us. However the bar across the back alley wasn't informed of that rule since there was a super loud party there that went till 3:00 am the Friday night we were there. Saturday night's party was not nearly as loud though. Stairs: I mention this because no other review did and I have a bad hip and knee. There are about 15 -20 fairly steep stairs to get from the garage to the apt entrance. Then there are 7 more stairs to go from kitchen area down to the bedrooms/bathrooms. Fees: There is a $250 cleaning fee which is clearly noted in the listing. However, the place was not very clean (as mentioned above) and we felt by paying (in our case) $125.00 a day for a cleaning fee was steep. Also, again mentioned but high in my opinion, was the 3.4% deduction when paying via PayPal. So for the two days we were there it cost us another $33 for fees which i would think the person renting the place should pay. All in all, loved the location but there must be a better place than this to stay.

Great location but not so accommodating on customer service (2015-11-13 15:40:56)

The only downside is watch out for noise complaints because they will charge you $400+ and deduct it from your deposit even if the noise is in the middle of the day. I held a graduation luncheon for my son and my sister's check-in time for her hotel wasn't until 3 or 4pm so she asked if her dogs can stay an hour or two. I guess they barked while we were away at lunch. This was for a few hours in the middle of the day and because of that I was charged a huge sum of money and no room for any negotiation. The cleaner for the downstairs unit happened to be there and informed us that college students rent out the place all the time and make all kinds of noise, even late at night. In fact, the noise from the bars close by are worse at night than in the day time. I guess a couple of small dogs barking in the day time is worse than that. Don't get me wrong, I chose the place because of its location. I just don't think their noise policy is fair.

Great location, but misleading description and the house needs work. (2016-08-24 00:40:29)

Our family of 8 stayed in this rental for three nights at the start of August. It was OK and the location was great due to its proximity to the beach, but we found that many other aspects of the property were definitely subpar, especially given the amount we paid for it. Additionally, there were a few things that were incorrectly stated in the description of the property. First of all, the problem that stood out most was the air conditioning. The rental management company, as well as the description on TripAdvisor and other sites, indicated that the house has air conditioning. There is a small (and noisy) window unit in the very last bedroom of the house, but it's just enough to cool that one room; it's certainly not big enough to cool the entire house. Normally that wouldn't have been a big problem, but since the company specifically directed us to this property because we had asked for A/C, and since it cost $160 more per night than a similar unit because of the A/C, we definitely felt like that was a problem. We contacted the property management company while we were staying there, and they sent a guy named Thomas who was in charge of upkeep on the property. He was very friendly but apparently overwhelmed, and he also indicated that the only A/C was indeed the unit in the back room, and that the rest of the house didn't have A/C. We didn't want to take our annoyance out on him, so we called the company again a few times, and we also chatted online and asked for a partial refund for the difference between the A/C place and the non-A/C place. We said that it seemed to us to be false advertising, but we wanted to give them a chance to solve the problem before we wrote a negative review. But we never heard from them again regarding that, other than during our initial call, when the representative said that Thomas would look into it. The other huge problem is that it says it sleeps 8, but that's imagining that 2 people would sleep in the living room. That wouldn't be a big deal, especially for the college-aged crowd, but there was no sofa bed, which would have been logical. And in fact, the management company informed us that there was a sofa bed in the living room. Instead, there was a sofa--which was very uncomfortable in its own right (what sofa manufacturer puts springs in the cushions??)--and a mattress in the back room, which we were apparently supposed to move to the living room every night so that 2 people could sleep on it. Again, normally not a big deal, but the mattress was absolutely disgusting. I'm not exaggerating when I say that it looked like someone was murdered on it. I'll attach a photo, but there was a big, red stain that started in the center and appeared to drip down to the edge. We mentioned this when we called the rental company to describe the problems, and they also asked Thomas to deal with this. To his credit, he did take out the mattress and bring a single-sized mattress from another nearby property, and that one was not as dirty. Those are the biggest problems, but there were other, smaller things. The 3 beds were uncomfortable, and also hot due to the lack of A/C or good crosswinds (there is an alleyway and some dumpsters right below the bedroom windows). There were very few dishes and not enough silverware (one would expect at least 8 of everything, since it's supposed to sleep 8 people, but there weren't even 8 plates, glasses, or mugs, for example), and they were also short on bath towels, hand towels, and things like dishwasher detergent. There were parts that were needing repair, like a hole in the wall behind the door in the large bathroom, a towel rack that was falling out of the wall in the other, and some missing slats in the blinds in the main bedroom. Again, the location is great if you want to go to the beach, and it's right next to a lot of cool things like restaurants and the ferry to Balboa Island. And if you're going at a cooler time of year instead of the dead of summer, you may not even notice that there's no A/C in 80% of the house. But we definitely did. We were personally limited a bit in our choices because many rentals have a 7-night minimum in July and August, and we were only staying 3 nights. So that narrowed down the selection considerably. You should also be careful about who you book this place through, although we didn't think we had a choice. It seems that there are just too many people involved, and it's hard to figure out who's in charge, while no one really takes responsibility for problems that arise, anyhow. Also, the payment could be made through check, bank transfer, or PayPal. We chose PayPal for speed, since the payment needed to clear before the unit would be held. But that also meant that the deposit had to be made through PayPal (and because of that we lost about 4% when they returned the deposit). All in all, there were quite a few hassles, and I suspect that another site might be a bit clearer in its dealings. I'm giving this place just a 2 out of 5 because although it was a great location, the house itself is misrepresented and needs a lot of work. I would give it 1, but I also don't want to seem like we have a grudge, and I do want potential renters to take it seriously. It might be a great place if you're in college (there are several bars just feet away), but for a family like ours, it wasn't the ideal place.
